Commercial cleaning prices in Houston, per square foot and per month
Office and commercial cleaning in Houston is usually quoted as a monthly price built from square footage, frequency and the number of restrooms and kitchens. Here is how that number comes together.

The quickest way to understand a commercial cleaning price is to break it into its parts. A crew needs a certain number of minutes per thousand square feet for vacuuming and dusting, more for every restroom and kitchen, and more again for glass, floor machine work and supplies. Multiply by the number of visits a month and you have the price. That is why two offices of the same size can be quoted very differently: one has a single restroom and a kitchenette, the other has six restrooms and a full break room.
Typical monthly ranges
| Space | Frequency | Monthly range |

| Small office, up to 2,500 sq ft | 2 nights a week | $320 – $650 |
| Office suite, ~5,000 sq ft | 3 nights a week | $750 – $1,400 |
| Office floor, ~10,000 sq ft | 5 nights a week | $1,700 – $3,200 |
| Medical or dental, ~3,000 sq ft | 5 nights a week | $1,100 – $2,000 |

Per square foot
For larger buildings, per-visit pricing usually falls between $0.06 and $0.14 per square foot for routine nightly cleaning, with medical spaces and kitchens at the top of the range and open-plan offices with few restrooms at the bottom. One-time deep cleans and move-in cleans for offices are typically $0.12 to $0.30 per square foot.

What moves a contract price
- Frequency. Five nights costs more per month but less per visit than two.
- Restrooms and kitchens. They take most of the crew's time.
- Hours of access. Cleaning during business hours is slower.
- Supplies. Paper goods and soap supplied by us are billed at cost.
- Floor types. Stone, VCT and carpet each need their own care calendar.
- Sales tax. When it applies to a commercial cleaning contract in Texas, it appears as its own line.
